LAW LIMITATIONS ON OBTAINING REAL ESTATE FOR FOREIGNERS
Persons with foreign nationality can buy maximum 30 hectares of property in Turkey in total and can acquire limited in rem right.
Foreigners cannot acquire or rent property within military forbidden zones and security zones.
Persons with foreign nationality can acquire property or limited in rem right in a district/town up to 10 % of the total area of the said district/town.
PROPERTY TAXES
The values that constitute the basis for the payment of the real estate tax are re-determined every year for buildings, and every four years for lands.
The tax is levied and accrued on the notices given to the relevant taxpayers. In these declarations, taxpayers do not determine taxes as they do in declaration periods, but tax amounts are assigned by municipalities according the notified information requested in tax declarations.
The notifications are given in written form in the case of the laws and there is no need to give them again unless there is any change.
REAL ESTATE TAX PAYMENT PERIODS AND RATES
The particulars related to the payment period in the real estate tax are regulated in Article 30 of the Law. Accordingly, the real estate tax:
- The first installment, in March, April and May,
- The second installment is paid in November.
Real estate taxes can be paid by the taxpayers to the municipalities to which taxpayers are connected by their real estates, or they can be paid by post or bank. The Ministry of Finance may change the payment dates according to the characteristics of the regions.
TAX RATES
Real estate taxes vary between 0,1 to 0,6 percent.
The Council of Ministers is authorized to reduce or increase these rates by half.
RATIO OF 1/10 PAYMENT OF RESTRICTED REAL ESTATES
The tax of the building or land, which is restricted by law or other publicly regulating legislation, is collected at a rate of 1/10 as long as it continues to be restrained.
If the restriction is removed, the property tax will be paid over the entire tax value starting from the budget year following the date of removal.
